About Sterling Land

The developer behind the mountain.

Sterling Land is a Cebu-based residential developer founded in 2011. Over more than a decade the company has built twelve developments across the island, each one shaped by the same conviction: a home should give back more than it asks for.

The Pag-IBIG Fund recognised that work with a Developer Award, placing Sterling Land among the country’s most trusted mass-housing builders. Minglanilla Highlands is the company’s flagship mountain township: twenty hectares, three phases, around a thousand homes planned over the long horizon.

The Place

Built around a single conviction: a home should give back more than it asks for.

“From Dreaming of a Home to Coming Home”

Twenty hectares above the Cebu plain. Three phases unfolding over the next decade. Around a thousand homes, the Shrine, a three-tiered pool, an edible garden.

We chose this site for three reasons: the elevation, the breeze, the way the city lights up after sundown. Those three things shaped every block, every road, and every window that faces the city.

Setting & Location

Cooler air, slower mornings, the way the city lights up after sundown.

Minglanilla Highlands sits 150 meters above sea level, minutes south of Cebu City. The temperature drops. The light softens. The city still feels close, but the noise does not.

The Shrine

A shrine that gives the township its center.

“A township needs a place where the noise stops. We built ours first.”

The Shrine of Our Lady of the Miraculous Medal rises twenty-six feet at the heart of the master plan, a pilgrimage site, a meditation garden, and the quietest seat on the property.

House types

Three ways to live here.

Townhouse, duplex, or single detached — three layouts, one master plan, the same mountain view and the same trees. Pick the one that fits the life you actually want to live.

Single detached residence at Minglanilla Highlands
Single Detached
A standalone home on its own lot. The classic layout for families who want their own garden, their own driveway, their own quiet.
Duplex residence at Minglanilla Highlands
Duplex
Two homes under one roof, sharing a driveway. Built for families that want breathing room without paying for every wall twice.
Townhouse residence at Minglanilla Highlands
Townhouse
Compact, efficient, neighborly. A townhouse fits the life you actually live — and leaves room in the budget for the things you love.
